We evaluate not only the visible condition but also look for signs of underlying issues that could lead to costly repairs in the future.

What's Included in a Home Inspection:

  • Roof & Attic: Condition of shingles, flashing, gutters, insulation, ventilation, and visible structure.
  • Foundation & Structure: Signs of settlement, cracks, moisture intrusion, and framing integrity.
  • Exterior: Siding, grading, drainage, windows, doors, decks, and porches.
  • Interior: Walls, ceilings, floors, windows, doors, and stairways.
  • Plumbing System: Visible supply and drain lines, water heaters, fixtures, and leaks.
  • Electrical System: Service panels, breakers, outlets, switches, grounding, and safety concerns.
  • Heating & Cooling (HVAC): Operation, condition, and safety of furnaces, air conditioners, and heat pumps.
  • Appliances: Basic operation of built-in appliances (when applicable).

After the inspection, you'll receive a digital report with detailed notes, high-quality photos, and clear explanations of any concerns. Our goal is to make sure you fully understand the condition of the home—without technical jargon or guesswork.

Sewer Scopes

Seeing Where Others Can't

While many homebuyers think about the roof, walls, and floors, the sewer line is one of the most expensive parts of a home to repair or replace—and it's often overlooked during a standard home inspection.

A sewer scope inspection uses a high-resolution, waterproof camera to visually inspect the inside of your main sewer line. This allows us to detect potential issues before they turn into costly emergencies.

Common Problems a Sewer Scope Can Reveal:

  • Root Intrusion: Tree roots growing into pipes, causing blockages and damage.
  • Pipe Corrosion: Aging materials that are deteriorating and prone to leaks or collapse.
  • Blockages: Built-up debris, grease, or foreign objects restricting flow.
  • Offsets & Misalignments: Sections of piping that have shifted out of place.
  • Collapsed Lines: Structural failure of the sewer pipe.

If we find an issue, you'll have clear video evidence and a detailed explanation so you can make an informed decision before committing to a purchase—or so you can address the problem before it becomes urgent.

Water Testing

Check Your Water

When considering the health and safety of a home, many people focus on visible elements like the structure, roof, or electrical system. But the quality of the water supply is just as important—and it's something that can directly affect your family's well-being. A comprehensive water test helps uncover issues that can't be seen with the naked eye.

A professional water test analyzes your water for contaminants and imbalances that may cause health risks or damage to plumbing systems. This process provides a clear picture of what's in your water and ensures you know whether treatment is needed.

Common Problems Water Testing Can Reveal:

  • Bacteria & Microorganisms: Harmful contaminants like coliform and E. coli that can pose serious health risks.
  • Heavy Metals: Elevated levels of lead, arsenic, or copper that may leach from old plumbing or soil.
  • Hardness & Mineral Content: Excess calcium or magnesium leading to scale buildup, appliance damage, and poor soap performance.
  • Chemical Contaminants: Pesticides, nitrates, or industrial byproducts that may seep into groundwater.
  • pH Imbalances: Water that is too acidic or alkaline, which can corrode pipes or affect taste.

With the results of your test, you'll receive a detailed report and clear explanations of what the findings mean. Whether you're buying a home or ensuring the safety of your current property, water testing provides peace of mind and helps you make informed decisions about treatment or remediation.

Mold Inspections/Testing

Protecting Your Home and Health

Mold often develops in damp, hidden areas, making it difficult for homeowners to spot until it becomes a serious problem. Left untreated, mold can damage building materials and negatively impact indoor air quality—sometimes leading to health concerns.

A mold inspection involves a detailed visual assessment and, when necessary, air or surface sampling to confirm hidden growth. This allows us to determine not just where mold may exist, but also what type it is and how it could affect your home.

Common Areas Mold Is Found:

  • Basements and crawlspaces where moisture collects
  • Bathrooms and kitchens with poor ventilation
  • Attics with roof or insulation issues
  • Around windows, doors, and plumbing leaks
  • Inside HVAC systems and ductwork

With clear results and professional recommendations, you'll know exactly what steps to take to keep your home safe and healthy.

Radon Testing

An Invisible Risk You Can't Ignore

Radon is a naturally occurring gas that seeps up from the soil into homes. It has no smell, no color, and no taste—but it's considered the second leading cause of lung cancer in the U.S. Because radon can't be detected without specialized equipment, regular testing is the only way to know if your home is affected.

Our radon testing uses precise monitoring devices placed in key areas of your home to measure radon levels over time. The results give you a clear understanding of whether your home is safe or if a mitigation system should be considered.

Why Radon Testing Matters:

  • Radon can enter through foundation cracks and gaps
  • Levels vary from house to house—even on the same street
  • Both old and new homes can be affected
  • Testing is simple, non-invasive, and highly accurate

Knowing your home's radon levels allows you to make an informed decision to protect your family's long-term health.

Wood Destroying Insect (WDI) Inspection

Protecting Your Home's Structure

Wood destroying insects like termites, carpenter ants, carpenter bees, and powder post beetles can silently cause significant structural damage to a home. These pests often go unnoticed until the damage is already extensive, making a professional WDI inspection an essential part of any home purchase or routine maintenance plan.

Our WDI inspection involves a thorough examination of accessible areas of the home for visible evidence of wood destroying insects, including damage, shelter tubes, exit holes, and frass. Many lenders and loan programs—especially VA and FHA loans—require a WDI inspection before closing.

What a WDI Inspection Covers:

  • Termites: Subterranean and drywood termites that feed on wood framing, flooring, and structural components.
  • Carpenter Ants: Large ants that excavate wood to create nesting galleries, weakening structural members over time.
  • Carpenter Bees: Bees that bore into exposed wood surfaces like fascia, decks, and eaves.
  • Powder Post Beetles: Small beetles whose larvae feed on hardwoods, leaving fine powder and tiny exit holes.
  • Evidence of Damage: Mud tubes, frass, hollowed wood, and other signs of active or previous infestation.

After the inspection, you'll receive a detailed NPMA-33 report documenting any findings, which can be shared with your lender or real estate agent. Early detection is key to preventing costly repairs down the road.
